Crossway Church site work underway

Mountains are being moved as the extensive site development of Crossway Church commenced in recent weeks near Millersville, Pennsylvania. The massive site improvements to the 75 acre parcel include road structures, utility infrastructure, surface parking for 300 automobiles, building excavation, an outdoor amphitheater, and innovative storm water management facilities. With building construction soon to begin, preparation for foundations is well underway by B.R. Kreider, the site development contractor.

With the general construction contract in place, TONO has been retained to perform construction contract administration services for the duration of the project’s delivery. Project Manager, Fran Bridge will coordinate the work and act as the firm’s field representative throughout the process. Intimately familiar with all aspects of the project’s construction documentation, Mr. Bridge has been involved with the Crossway project since its inception in 2003.

Campus Oral Surgery moving along

Work progresses at Campus Oral Maxillofacial Surgery in East Hempfield Township, Pennsylvania where TONO completed the interior planning and design earlier this year. Most recently, the carpenters have begun to install casework while surface treatments are beginning to take shape. The lobby and reception area (featured in the photograph) include suspended acoustical “clouds” set for installation this week and initial paint coats are being applied.

Slated to open for business at its new location in October, Campus Oral continues to engage TONO to complete the interior landscape of their office environment. Interior Design Angelique Miller presently works closely with the ownership team to help furnish and complement the design with décor, artwork and way-finding systems.

Crossway Church breaks ground

On July 2, 2004, the Senior Pastor of Crossway Church reached out to TONO Architects to request the firm’s assistance in helping him plan a new facility for their growing community in Millersville. Seven years later and almost to the day, Crossway broke ground on Sunday, June 26^th in an enriching, family-centered ceremony featuring hundreds of shovels and many more tears of joy. After years of sacrificial giving by church members and numerous design iterations for the first phase of construction, the 38,000 square foot meeting house will soon take shape.

Slated for a May 2012 opening and on the eve of the church’s 30^th anniversary in Lancaster County, the new state-of-the-art facility features innumerable green building characteristics not the least of which is its extraordinary 75 acre natural site. The first development phase includes construction of a gathering wing including a 10,000 sqft. multi-purpose worship and meeting space, three-story atrium volume, classrooms and bookstore. With a construction value of $6,500,000, the initial phase exhibits intriguing internal spaces meant for large and small group gathering, intimate ceremonies, banquets and larger scale performances.

With several generations of the TONO extended family on hand, none was more excited than Project Designer, Dan Garner, long-term member of Crossway. Having joined TONO Architects in 2007, his contributions to the design and planning of the new facility are extraordinary with incalculable hours of additional time spent assisting his church family with the development. TONO was well represented by contributing team members Hunter Johnson, Fran Bridge and Rachel Haynes.

Campus Oral Surgery underway

A former automotive garage is getting a complete make-over to become the new home of Campus Oral Maxillofacial Surgery. Retained to complete the interior planning and design, Angelique Miller, Interior Designer for TONO, has worked tirelessly with the ownership team and project engineers to create a contemporary, upscale experience for patients, physicians and staff.

The 5,000 square foot facility features four surgery suites along with consultation and office spaces surrounding an internal core of conference and support areas. Envisioned as an open loft-like interior with dramatically high ceilings, exposed structural components, and uniquely clad internal volumes, the new environment maintains the necessary features of a medical establishment, but more resembles a create office for a design group.

The interior design staff at TONO continues to work closely with ownership and has selected, specified and procured furnishings, equipment and décor for the new home of Campus Oral Surgery.

Construction began in April following an invited bid process whereby Simeral Construction was successfully awarded the contract.

Quality Center Phase 1 wraps

As construction draws to a close on Phase 1 of the improvements to the Quality Outlet Center on U.S. Route 30 in Lancaster County, Waterford Realty Investments of Conshohocken, Pennsylvania has retained TONO to complete Phase 2. Initially engaged to create an upscale retail identity for the aging outlet center, TONO continues the rebranding process with the development team. At over three times the scale of the initial phase, the new effort includes shop fronts, land planning and signage schemes for the plaza.

Hawthorne Nears Completion

Nearing construction completion, the Community Center at Hawthorne Ridge for Lennar Corporation continues to take shape. Working closely with Kreider & Diller Builders, TONO provided construction contract administration throughout the duration of the 6 month building phase.

Using salvaged limestone field stone from the former historic barn on the property in conjunction with cast stone details and fiber cement siding, the exterior is virtually complete. The gracious interior showcases the structural Douglas Fir timber frame, plank deck roofing and custom millwork. Reclaimed beaded wood siding from the dismantled existing barn is reconstituted throughout the interior as vertical wainscoting and horizontal ceiling panels.

Slated for an early spring opening, the Center features an expansive, vaulted community room, spacious lobby, fitness room and kitchen. Most recently, the facility hosted community leaders and elected officials from Lancaster Township in a guided construction progress tour with members of the design and development team.

Construction commences on Quality Center on Route 30

Recognizing the developer’s need to reinvigorate a dated outlet center on a major retail corridor in Lancaster County, TONO created an unconventional outdoor shopping experience maintaining the basic components of the original structures while reapportioning the façade treatments to create a pedestrian-friendly streetscape. By interjecting a hierarchy of retail tenancies within a park-like street setting, the revitalized property provides the developer with higher visibility, stronger branding potential, and more favorable leasing options.

Slated for completion in February 2011, the initial phase includes revitalization of the western-most retail center at Quality Outlet Center at the intersections of Routes 30 and 896 in Lancaster. Working closely with the ownership team from Waterford Realty Investments of Conshocken, Pennsylvania and the builder, Real Services, Inc. of York, the design team at TONO provided early three-dimensional digital conceptualizations of the project to aid in marketing and leasing efforts.

Construction began on the Hawthorne Ridge Community Center in late September.  The center sprang up from the ground late last week with the erection of the Hammer trusses by Lancaster County Timber Framers, Inc.  As the GC, Kreider and Diller, continues to close the building in for the winter months, stone work will soon begin utilizing the recovered limestone from the original barn to finish the lower exterior portions of the center’s walls.

Kreider and Diller has been selected as the General Contractor for the construction of the Hawthorne Ridge Community Center, Lancaster Township, Pa.  Kreider and Diller “has been creating custom homes and quality commercial facilities” in the area for the past 50+ years.  They are a recognized contractor dedicated to being up-front, hands-on, budget conscientious and time sensitive.  TONO Architects looks forward to working with Kreider and Diller to deliver a community center for the residents of Hawthorne Ridge to use and enjoy for years to come.

The Construction Documents for an aircraft hangar expansion project at the Lancaster Airport have been completed as the project is available for public bids.  The Project consists of the construction of a new two-bay box hangar addition (approx. 5,000 square feet total) to the existing Corporate General Aviation Hangar 9 located on the north side of the Lancaster Municipal Airport campus.  Qualifying bids will be received by the Lancaster Airport Authority until 3pm on September 1, 2010.
