Approach

The general scope of the professional design services may encompass a broad range of design, documentation and administrative responsibilities by the architect and any associated engineering consultants (if required)
including, but not necessarily limited to the following phases of work. However, it should be emphasized the
following description of services, although sequential by nature, is highly adaptable and interpretive according to your specific needs. We aim to provide you with the highest level of service to meet your specific goals, and remain flexible about the level of engagement you find most appropriate.

Site Selection

Working closely with our unique network of qualified and trusted professionals in the real estate, development, land holdings and financial sectors, we provide unparallel ability to assist in the site selection, land acquisition
and relocation processes. As a value added service, our team can help develop pertinent spatial, financial, and logistical criteria further enhancing the land search process. Development and improvement potential are weighed against prevailing municipal ordinances, vehicular networks, financial impacts and constructability providing
important information during the selection procedure.

Due Diligence

Prior to property ownership or commitment, our team provides Due Diligence expertise by examining existing conditions, assessing liabilities and assets of the facility, providing cost analysis, and coordinating real estate and engineering professionals associated with a property’s purchase. Our services may include field verification and the documentation of existing conditions for your property using photographic record and measured drawings and including the documentation of utilities and services in the field as evident through visual examination and from existing documents. Furthermore, we may assist in obtaining the services of a professional surveyor to complete a land survey of the property including its orientation, meets and bounds, topography, built structures, utilities, and major vegetation.

Facilities Analysis

Through discussion and mutual participation, we help determine the spatial requirements, or “program” (both interior and exterior) for the facility. Concurrent with the programming process, we analyze the physical properties of the site and any existing construction. Further, we may resolve advantages and short-comings of the site along with the positive and detrimental characteristics of any physical improvements considering the programming effort and potential uses. Our services may include a structural engineer to determine the feasibility of modifying existing facilities, through addition or renovation. Ultimately, all aspects of the facility are examined in light of potential improvement costs using historical data coupled with close partnerships with reliable and proactive contractors, suppliers and tradespersons.

Master Planning

The broad nature of this service extends from the Due Diligence effort through Facilities Analysis and into the preliminary planning stages. Early efforts may include assembling preliminary conceptual site and building
planning studies exhibiting the optimal use of the land and existing structures, if suitable according to the
findings of the Facilities Analysis. We may propose alternate configurations and planning strategies based upon the outcomes of the Facilities Analysis and preliminary cost estimates. Through interaction with you and any
necessary consulting engineers, we determine an overall master planning direction including two and three-dimensional depictions with accompanying narrative description and scopes of work. Moreover, the master
planning process may encompass long-term feasibility studies, life-cycle cost analyses, earnings projections, maintenance programs, and construction phasing investigations.
